An outdoor unit sits on a pad or a wall bracket. A small refrigerant line and a wire run through a three-inch hole to a head mounted high on the wall inside. That's it. No ducts, no register in the floor, no cold air blowing on your feet. Each head has its own remote and its own temperature. The spare bedroom can be 66 while the office is 72.
Every mini-split we install is a heat pump: it cools in July and runs in reverse to heat in January. The cold-climate models are rated to keep heating well below zero, so for an addition or an attic it's the whole system. For an older house with a boiler, it's air conditioning in summer and cheap heat in the shoulder seasons, with the boiler as backup on the coldest nights.
One outdoor unit can feed up to five heads, and that's tidy on the outside of the house. But a multi-zone outdoor unit is sized for all the heads at once. When only one small bedroom is calling, the system can't throttle low enough, so it short-cycles and overcools that room. If you're doing two rooms on opposite sides of the house, two single-zone systems often run better and cost about the same. We price it both ways and tell you which one we'd put in our own house.
Sizing matters more than brand. The smallest wall head most brands make is 9,000 BTU, which is already too big for a small office. Oversized heads cool fast, shut off, and never pull the humidity out — so the room feels clammy. We measure the room, the windows and the insulation and pick the head that fits.
Pull the filters out of the head and rinse them about once a month during heavy use — it takes two minutes and it's the whole reason a mini-split lasts 15–20 years or dies in 8. Keep snow and leaves off the outdoor unit. Every few years the head wants a deep clean of the coil and the blower wheel; we do it, or we'll show you. That's the entire maintenance list.

A cold-climate model, yes. They're rated to keep producing heat at temperatures well below zero, and a Bergen County January rarely gets there. Efficiency drops on the coldest nights, so in a big old house we usually keep the boiler or furnace as backup. In an addition or attic, the mini-split is the whole system.
A single-zone system is one day. Two or three zones take two days; four or five, about three. Running line sets inside finished walls adds time and patching, and our carpenters handle the patch. The inspection follows within a week or two.
Yes — a mechanical permit for the equipment and an electrical permit for the new circuit, each with an inspection. We file both and meet the inspector. It's in the price.
Utility and state programs for heat pumps change every year, and the rules are picky about the model and the efficiency rating.
