Luxury vinyl plank is the floor most of New Jersey is buying right now, and the good stuff earns it: waterproof, click-together, warm, quiet, and it looks like wood from standing height. The number that matters is the wear layer. 12 mil is a bedroom floor. 20 mil is what you want in a kitchen, a hall, or a house with dogs. 28 mil and up is commercial. A thicker plank with an attached pad hides small subfloor flaws and sounds solid; thin planks telegraph every bump and sound hollow. We name the product and the wear layer in your quote so you can compare it to any other one.
Solid hardwood is three-quarters of an inch of real wood, nailed to a wood subfloor, and it can be sanded and refinished four or five times over a hundred years. It moves with humidity, so it doesn't go in basements or over slabs. Engineered hardwood is a real wood veneer over a plywood core — stable enough for a basement or a slab, and if the veneer is 3 millimeters or thicker, it can be refinished once or twice.
If you already have solid oak under that carpet — and a lot of New Jersey houses from the 1950s and 60s do — sanding and refinishing it costs a fraction of new flooring and looks better than anything you'd buy.
Every bad floor we get called to fix was laid over a bad subfloor. Plywood with soft spots from an old leak, gaps between sheets, a dip where a wall was removed, a slab that's damp on a humid day. We screw down the squeaks, replace rotted sections, grind the humps and fill the dips with self-leveler, and test slabs with a moisture meter before anything waterproof goes over them. Tile gets an uncoupling membrane or cement board so it doesn't crack when the house moves. It's the part of the job you'll never see, and it's the part that decides whether the floor is flat and quiet in five years.
We measure every room, check the subfloor by walking it and probing at doors and along the outside walls, and note the stairs, transitions and baseboards. Your quote is per room: material by name, square footage with waste, subfloor work, baseboard, transitions, removal and disposal.
Most LVP and engineered products are in our hands in a week or two. Hardwood sits in the house for several days to acclimate before we lay it — that's not a delay, it's why it won't gap.

Installed, luxury vinyl plank runs about $6 to $12 per square foot; laminate $5 to $10; engineered hardwood $9 to $16; solid hardwood $10 to $18; porcelain tile $12 to $25. Refinishing existing hardwood is about $4 to $7 per square foot. A 200-square-foot room is roughly $1,200 to $5,000; a 1,000-square-foot main floor is $6,000 to $18,000 depending on the material. Subfloor repair is priced by the sheet.
Sometimes — LVP can go over a flat tile or vinyl floor, and engineered can float over many surfaces. Carpet, cushioned vinyl and anything soft or uneven has to come out. Stacking floors raises the height at doors and appliances, so we usually recommend removal, and we price it both ways.
The plank is. The floor is only as waterproof as its edges — water that gets under it at a wall or a toilet flange still soaks the subfloor. In a bathroom we seal the perimeter and the flange; in a basement we test the slab and add a vapor barrier if it needs one.
Refinish, if there's at least an eighth of an inch of wood above the tongue and no pet stains that have gone black all the way through. We check with a gauge at a floor vent. Refinishing is about a third the price of new wood, and a 60-year-old oak floor sanded and sealed is a better floor than most new ones.
