Where roofs actually leak
Water almost never comes through the middle of a shingle. It comes through the places where the roof meets something else. Here's what we find most in New Jersey houses:
- Flashing — the metal where the roof meets a chimney, a wall or a skylight. Old tar dries out, the metal lifts, water goes straight in.
- Pipe boots — the rubber collar around the plumbing vent cracks after 10–15 years of sun.
- Nail pops — a nail backs out, lifts the shingle above it, and rain finds the hole.
- Valleys — where two slopes meet, the water moves fastest and the shingles wear first.
- Ice dams — a warm attic melts snow, it refreezes at the cold eave, and water backs up under the shingles.
- Wind — a gust lifts the tab, breaks the seal strip, and the next storm pushes water under it.
How we find it
The stain on your ceiling is usually not under the leak. Water runs down a rafter and drops off wherever it wants. So we don't guess from the ground. We go up, and we go into the attic with a flashlight to follow the water trail back to the entry point. Then we photograph it and show you on your phone.
If the roof is fine and the leak is really a gutter overflow, a window, or a bathroom fan dumping wet air into the attic, we'll tell you. We're the same company that does the gutters, the siding and the plumbing, so there's no reason for us to sell you a roof repair you don't need.
