Proposed pricing is $395 a year for Home Care Basic and $795 a year for Home Care Plus. What the two visits actually cover

Spring is the water visit. Winter is what breaks a house in New Jersey: freeze-thaw opens masonry joints and flashing, ice loads bend gutters and pull hangers out of soft fascia, snowmelt finds the grading problem you've had for ten years. So in spring we're on the ladder at the roof edge, we flush the gutters and the underground drains, we check the grading and the window wells, we look at the sill plate and the crawl space, we test the sump and the backup battery under load, and we look for the stain in the basement that means this year's melt got in somewhere new.

Fall is the heat and safety visit. Filters, condensate line, float switch, flue and venting, carbon monoxide and smoke detectors, the panel checked for heat at the lugs, the dryer vent cleared, hose bibs shut and drained, and the last gutter cleaning after the oaks finally let go in November. That's also when we walk the roof for anything the summer storms lifted, because a shingle that's loose in October is a leak in January.

Both visits end the same way: a written report with photos, split into three lists — fixed today, watch this, and fix this before it costs you. Nothing on that third list is a scare tactic, and nothing on it is a bid you have to take from us.

The two tiers

Home Care Basic — $395 a year

Two visits, the whole checklist, gutters and downspouts done, filters changed, sump and detectors tested, a photo report after each visit, and up to one hour of small repairs included per visit. Priority scheduling on normal service calls and 5% off anything we quote. Best for a newer house, a condo or a townhouse, or someone who mostly wants eyes on it twice a year.

Home Care Plus — $795 a year

Everything in Basic, plus up to two hours of small repairs per visit, a water heater flush, a dryer vent cleaning, one 24/7 emergency call a year with the after-hours premium waived, and front-of-the-board dispatch when you do have an emergency. 10% off anything we quote. Best for a house over about 30 years old, a shore or second home, a rental you don't live near, or a parent's house you're keeping an eye on.

What's not included, in either one

Parts are billed at cost and listed on the report. Anything that isn't a small fix — a new water heater, a roof, a compressor, a panel — is quoted separately at your member discount. Roof work above a second story, anything requiring scaffolding, and anything behind a wall gets its own price. We'd rather tell you that here than at your kitchen table.

What priority scheduling actually means

It means what it sounds like and nothing more. When you call, you're identified as a plan member before anyone asks what's wrong. On a normal service call you go ahead of non-members on the day's board, which in practice is usually the difference between today and Thursday. On an emergency — and a real person answers 24/7, member or not — plan members get dispatched first out of whoever is available, and Plus members get one after-hours call a year without the premium.

What it is not: a guarantee that we can be at your house in fifteen minutes during a nor'easter when every basement in Bergen County is filling at once. We're not going to promise you a number we can't hit in the worst weather of the year. What we will do is answer the phone, tell you the truth about when we can be there, and talk you through the shutoff in the meantime.

What this plan is not

It is not insurance and it is not a home warranty. It does not pay for a new furnace, a new roof or a failed compressor, and it doesn't reimburse you for anything. Those products exist, they have deductibles and denial clauses, and they are a different thing entirely. If someone sells you a 'maintenance plan' that implies it covers replacements, read the exclusions page.

What you're buying is attention: two thorough looks at the whole house a year by people who build houses, the small stuff handled while we're standing there, a written record with photos that's genuinely useful when you sell, and a line to the front when something goes wrong. Most of what it catches is cheap — a $14 washer hose that would have been a $9,000 basement, a float switch that would have been a ceiling, a flashing detail that would have been a rotted rim joist. That's the whole pitch, and we'd rather undersell it than oversell it.

What does the Home Care Plan cost?

Home Care Basic is $395 a year and Home Care Plus is $795 a year, both billed annually and both including two full visits. Parts are at cost, and anything larger than a small fix is quoted separately at your member discount — 5% on Basic, 10% on Plus.

Is this a home warranty or insurance?

No. It doesn't pay to replace anything and it doesn't reimburse you. It's scheduled inspection and maintenance, small repairs done on the visit, priority scheduling and a repair discount. Anyone selling a 'plan' that implies it replaces your furnace is selling a warranty product, and those come with deductibles and exclusions.

What happens if you find something big?

You get it in the report with photos and an honest urgency rating — fix now, fix this season, or watch it. Then a written itemized price at your member discount, good for 90 days, with no deposit. You are never obligated to use us, and we'll tell you plainly when something can wait a year.

Do I have to be home for the visits?

For the exterior half, no. For the interior checks — water heater, sump, panel, under-sink, detectors — someone has to let us in, or you can leave a key or a lockbox code. Out-of-state and shore-home owners do the second one all the time, and the photo report is how you see what happened.

Can I cancel?

Yes, any time, and we'll prorate the unused visit. No cancellation fee, no auto-renew you have to fight. If you've already used both visits for the year, the year is used — that's the only catch, and it's the obvious one.

Do you cover condos, rentals and second homes?

Yes to all three. Condos and townhouses usually fit Basic since the association owns the roof and the exterior. Rentals and shore houses usually want Plus, because the value is in someone checking the place when you aren't there and catching the leak before a tenant calls you at midnight.
