Every workday

A photo text from the foreman: what got done today, what's happening tomorrow, and a picture of the house locked before the crew leaves. If nothing happened because we were waiting on an inspection or a delivery, you get that text too. Silence is what makes people 1,200 miles away lose their minds, so we don't do silence.

Every week

A narrated video walkthrough — five to ten minutes, room by room, with the foreman talking. You can rewatch it, pause it, and send it to your spouse or your siblings. It's also your record: a dated video of every stage of the job, which is worth a lot if a question ever comes up later.

At every decision point

A short list of real choices — usually three options, not thirty — with photos, prices and a deadline dated against the schedule so you know exactly when it starts costing time. Physical samples go in a numbered box in the mail, because tile and paint and quartz never look right on a phone screen.

Before the walls close

A full video walkthrough of the open framing: plumbing, wiring, blocking, insulation, every wall. That's the last moment anything inside a wall can be changed cheaply, and you get to see it and say yes before drywall goes up.

Keys, alarms and who's in your house

You get to know who was in your house and when. We work from a lockbox with a code that's ours for the duration and is changed the day we finish, or from a temporary smart-lock code you can revoke yourself. If there's an alarm, we take a dated code, not the family code, and we tell you the day it's no longer needed.

The daily log names which trades were on site. Our own crew does the work — carpentry, plumbing, electric, HVAC, tile — so most days that list is short and it's the same names. When a specialty trade or a delivery has to come, you know the day before, not after. And every evening's photo includes the house buttoned up: doors locked, windows shut, water off if we opened anything.

For a parent's house or an occupied rental, we can also work to a fixed window — no one in the house before 8:30, out by 4:30, no weekend noise — and we put that in the written scope so it's not a favor, it's a term.

Permits, inspections and the people you'd rather not deal with

We pull the permits in our name and we meet every inspector. New Jersey inspections happen on the town's schedule, which usually means a four-hour window on a weekday morning — exactly the thing an out-of-state owner cannot do. Building, plumbing, electrical, fire and final: we're there, and you get a photo of the signed card.

Condos, co-ops and HOAs are their own job. Board packets, alteration agreements, certificates of insurance naming the association, approved work hours, elevator reservations, protection of common hallways, and the neighbor letters some buildings require — we assemble all of it and we go to the meeting if the board wants a contractor there. Hudson County and Fort Lee high-rises have some of the strictest alteration rules in the state and we've been through them.

If the town asks for something unexpected — a survey, a zoning variance, an engineer's letter — you hear about it the day it happens, with what it costs and what it does to the schedule, before we spend a dollar.

Shore houses and seasonal homes

A shore house has a calendar and it isn't yours. Most of our shore work runs October through April so the house is ready before Memorial Day, and we plan the long-lead items — windows, cabinets, custom glass — around that, ordering in the fall for a spring finish. If the job spans a freeze, we winterize properly mid-project and note it in the scope: water off, lines drained, heat held at a set temperature, and a photo of the thermostat in the weekly video.

Salt air changes the spec too: stainless fasteners, aluminum instead of steel where it's exposed, coastal-rated windows and doors, and in a flood zone, the elevation and materials rules the town enforces. We also check the property after a named storm between phases and send you photos, whether or not our work is what's exposed.

A parent's house, when you're the one managing it

A lot of these jobs are an adult child in another state renovating for a parent who still lives in the house. That has its own rules and we'll follow whatever you set. One point of contact for decisions and money — usually you. A different, gentler point of contact at the house — usually them. We call you for anything that costs money, and we call them for anything about the day: when we're arriving, where the dust wall goes, when the water will be off.

The work itself is often aging-in-place: a tub becomes a walk-in shower, a doorway gets widened, grab bars go into real blocking, lighting gets doubled on the stairs. Our foreman will also tell you what he sees while he's in there — a rug at the top of the stairs, a handrail that moves when you lean on it. That's free, and it's often the most useful thing in the report.

What we won't do from a distance

  • We won't accept deliveries of your furniture, appliances or anything else we didn't order — too much can go wrong and it's not our insurance
  • We won't act as your agent on a purchase contract or sign anything in your name beyond the permits we pull for our own work
  • We won't hold money for other trades you hired separately
  • We won't supervise another contractor's crew unless you retain us as owner's rep, which is a separate written agreement with its own fee
  • We won't tell you a job is on schedule when it isn't — the bad news comes on the same day the good news would have

Standalone owner's-rep oversight of a project somebody else is building is a different service and it's priced separately: $495 for a one-time site inspection with a written photo report, and $1.2K – $2.5K a month for weekly site visits, photo reports, schedule tracking and review of the other contractor's payment applications and change orders before you approve them.

Do you charge extra to manage a job I can't visit?

No. The daily photo texts, the weekly video walkthrough, the mailed samples, and the permit and board representation are part of every project we run, whether you're upstairs or in another time zone. The only thing that carries its own fee is standalone owner's-rep oversight of a project somebody else is building.

How do I approve changes and pay from out of state?

Change orders come to you in writing with photos and a price, and nothing proceeds until you sign — electronically is fine. On payment, nothing changes because you're away: no deposit on most jobs, you pay as work gets done and gets photographed, and you hold the final payment until an item-by-item walkthrough, which we'll do on video if you can't be there.

Who holds the keys to my house?

A lockbox with a code that belongs to this job and gets changed the day we finish, or a temporary smart-lock code you control and can revoke any time. Alarm codes are temporary and job-specific. You get a daily log of who was on site and a photo of the house locked before the crew leaves.

Can you deal with my condo board or HOA while I'm away?

Yes, and we expect to. We put together the alteration packet, supply certificates of insurance naming the association, follow the approved work hours, book the elevator and the loading dock, protect the common areas, and attend the board meeting if they want the contractor there. Hudson County and Bergen high-rises are familiar ground.

Can you look after the house between phases or after a storm?

Yes. If the job spans a freeze we winterize and hold heat at a set point, and we check the property after a named storm and send photos whether or not it involves our work. On a shore or seasonal home that's usually the reason people call us in the first place.

Will you manage a contractor I already hired?

Only as a separate owner's-rep agreement — $495 for a one-time inspection and written photo report, or $1,200 to $2,500 a month for weekly visits, schedule tracking and review of their payment applications and change orders before you approve them.
