If the fascia is solid, we wrap it: aluminum coil bent on site to the exact profile, over a strip of membrane, nailed with matching trim nails and hemmed at the edges so it doesn't rattle. You never paint it again. If the wood is soft, wrapping it is hiding a problem — the rot keeps going under the metal. We cut the bad board out, replace it with new lumber or PVC, and then wrap it or leave it.
Cellular PVC trim costs more than wood, can't rot, holds paint, and is what we use on rake boards, corners and window trim that gets hit by weather. Your quote says which boards get which treatment, by the foot, so you can see exactly what you're paying for.
An attic needs air in at the soffits and out at the ridge. Most older New Jersey houses have solid wood or plywood soffits with a couple of round vents — nowhere near enough. The attic overheats in summer, holds moisture in winter, the roof deck grows mold, ice dams form and shingles cook from underneath. When we replace or cover a soffit, we use vented panels — continuous perforated aluminum or vinyl — and we make sure the insulation inside isn't blocking the air path, with baffles where it is. If you have no ridge vent, we say so. A new soffit that can't breathe is a nicer-looking version of the old problem.
Shutters on most houses are decorative, and the vinyl ones from 1995 are faded and cracked. We replace them with vinyl, composite or wood, sized to the window — a shutter that's half the width of the window it's next to is what makes a house look off. Gable vents and louvers get the same treatment: rotted wood louvers replaced with aluminum or PVC, screened on the inside so bats and birds stay out.

Aluminum fascia wrap runs about $8 to $14 per linear foot; new fascia board plus wrap about $12 to $25; vented soffit $10 to $20 per foot depending on depth. A typical house with 150 to 200 feet of roofline runs $3,000 to $8,000 all in. Small rot repairs start around $350. Shutters are about $150 to $400 per pair installed. If the wood is sound, yes, and we'll say so. If it's soft, paint is a bandage — the rot keeps going under it and the next coat is due in three years. Wrapping sound wood or replacing rotten wood costs more once and then it's done.

Look up at the eave: if it's solid wood or plywood with a few small round vents, it's not. Go in the attic on a summer afternoon — if it's stifling and you can't feel air at the eaves, you've found your answer. We check both and tell you.
