A big-box kit tells you to wash the floor with an acid etch and roll on the coating. Acid etching doesn't open the surface anywhere near enough, and it leaves residue behind. The coating sits on top of the slab like a sticker instead of locking into it.
Then New Jersey happens. You drive home in February with road salt and brine packed in the treads. Hot tires park on the floor and cool down, gripping the coating as they shrink — that's hot-tire pickup, and it lifts thin epoxy in perfect tire-shaped patches. Water vapor pushes up through an uncoated slab from the soil under it and blisters anything that isn't bonded. By the second spring, you're scraping.
Grinding is what stops all of that. We run diamond grinders across the whole slab, into every corner, until the concrete profile is open and clean. The coating then becomes part of the floor, not a layer on it.
Plenty of New Jersey garages sit on a slab poured in the 1950s or 60s with no vapor barrier under it, especially in older Bergen and Essex neighborhoods where the garage was built into a hillside. Ground moisture moves up through that slab all year. Coat over it and the floor blisters from underneath, no matter how good the product was.
So before we quote a system we tape a plastic sheet to the slab overnight or run a calcium chloride test. If the slab is wet, you get a moisture-tolerant primer designed for it — a real line item, not a surprise. If a slab is too far gone to coat honestly, we'll tell you that and price a different fix instead of taking the job.
We measure, check the slab for cracks, pop-outs, oil saturation and old sealer, and run the moisture test. Itemized price on the spot: square footage, repairs, system, cove base, flake color.
Everything comes off the floor. We grind the whole slab with dust-collected machines, hand-grind the edges and around the door track, and vacuum it clean.
Cracks chased out and filled with flexible polyurea, spalls and pop-outs patched, oil-soaked spots degreased and burned off, control joints handled so they don't telegraph.
Base coat down, flake broadcast until the floor refuses more, excess scraped and vacuumed, then the clear topcoats. Done in a day on most two-car garages.

Not a polyaspartic topcoat. That's exactly what it's built for — salt, brine, ice melt, gasoline, brake fluid and hot-tire pickup all slide off a properly ground and coated floor. Thin rolled epoxy is what fails under Jersey winters.
Not over it. We grind the old coating off, which costs more than a bare slab and we say so up front. If the old coating is thick or unusually stubborn we may shot blast instead. Either way, the new system goes on clean concrete.
Yes. Polyaspartic cures in cold temperatures that would stall epoxy, and we close and heat the space while we work. Winter is actually our easiest scheduling window for garage floors.
